Owner Approval Thresholds

Under $500 — We Proceed Immediately

Routine maintenance under $500 is dispatched without prior owner approval to keep tenants satisfied and prevent small issues from becoming large ones. You are notified in AppFolio when the work order is created and completed, with the invoice attached.

$500–$1,000 — We Contact You for Same-Day Approval

Repairs estimated between $500 and $1,000 require your approval before we schedule the work. We contact you by phone and email with a vendor estimate and description of the issue. We typically need a response within the business day to avoid tenant-relations issues on non-emergency items.

Over $1,000 — Written Authorization Required

No work over $1,000 begins without your written authorization — no exceptions outside of emergency situations where tenant safety is at immediate risk. For large repairs, we obtain two to three vendor bids where practical and present the options with our recommendation before requesting authorization.

Emergency repairs affecting tenant safety (no AC in extreme heat, active water damage, gas leak) may be dispatched immediately regardless of cost. You are notified by phone as soon as practically possible.
